Property Description

We are delighted to offer the opportunity to purchase this owner-occupied croft at Aird on the Isle of Benbecula. The in-by area of the croft extends to some 2.66 Ha or thereby which mainly comprises rough grazings which is easily accessible from the road. Included in the sale is the tenancy of the common grazing share of 26 Aird (share).

The croft is in an enviable position, occupying one of the most elevated positions on the island, with stunning panoramic views to North and South Uist, as well as out to the islands in the Atlantic Ocean.

Outline planning permission has been granted (24/00014/PPP) for the erection of a dwelling house which could afford a superb opportunity to build a croft house for which grants are sometimes available. Planning permission can be viewed by following this link https://cne-siar.gov.uk/wp-content/uploads/2024/01/24000014PPP-26A-Muir-of-Aird-Benbecula.pdf

Crofting is a system of landholding unique to the Highlands and Islands of Scotland which is normally held on a tenancy. In this instance, the in-by land is owned and the grazings are tenanted.

When looking to tenant a croft, a person must obtain the approval of the Crofting Commission: www.crofting.scotland.gov.uk whose aim is to promote the well-being of crofting communities. They will consider several points when an application is received which include the specific needs and long-term interests of the community, and the skills a new tenant will bring, suitability of the new tenant in terms of their experience and plans for the croft. The suitability of the proposed tenant is of prime importance, and they will be asked to give plans for the working and stocking of the croft as well as previous experience and skills which would be useful to the township. The Commission can refuse an assignation if they feel the proposed tenant is not suitable.

Nearby is the village of Balivanich which offers several shops and restaurants, as well as a hospital, bank, post office, garage and the local primary school. It also has an airport with daily flights to Glasgow. Liniclate secondary school is approximately 4 miles distant.
